BCI Sector Snapshot: Aged Care & Retirement Living in New Zealand

Among labour shortages and funding pressures, the New Zealand aged care sector is moving away from building new aged care homes and moving towards building retirement villages, and then offering home care services as part of those villages.
As of March 2023, there are currently 127 active projects in the aged care and retirement living category, as reported by BCI Central. These projects include aged care facilities, nursing homes and retirement villages, totalling just under 9.22 billion NZD. Retirement villages account for most of these projects.
Over half of these projects (78) are currently at the Design & Documentation stage of construction, with plans being submitted or awaiting approval. If we look at the volume of projects in each region, most projects can be found in the Northern Region, while under 60 projects are underway across the Central and Southern Regions of New Zealand.

In the BCI Sector Snapshot report, we’ve ranked the top three developers, architects and builders based on total construction project value (as reported by BCI Central over the past 12 months). Ryman Healthcare ranks as the top builder for aged care and retirement living projects and ranks second in the top three developers in the country. Summerset Group Holdings – Wellington has a similar standing as the number one developer and the number two builder, while Ignite Architects – Auckland take out the position of number one architect based on total construction project value.
